		<description>Jed, the paralegal for the home sale of 515 True Hickory in Greece called me last week, asking for a corrected commission statement.  That seller sold for 1% commission.   The paralegal stated that she had never seen a commission statement so low before.  I was pleased to tell her that the seller sold the home with us for just 1% commission.  -Sue Payne</description>

Yes, the paralegal called and talked to Jeremy Bartee, our office manager. She had never seen a closing in which the buyer&#039;s agent received 1%. 

So here we have two agents, one for the buyer and one for the seller and the total of all commissions is 2%.  

Both agents were paid fairly and reasonably for the professional services provided.  Thousands of dollars in commission was paid and yet, people behave as if it is a discount.  

We just sold two homes on Galante Circle in Penfield for just 1%.  Each sold for over $300,000.    Hope you have a good day.</description>

In Western New York it is quite late to attempt to market a home for sale, obtain a buyer, resolve home inspection contingencies, obtain an appraisal, mortgage approval and get to a closing by November 30, 2009.  A cash buyer might be able to make it in just under the deadline.

My expectation with buyer was 1%.  It was not the home they wanted, but if it was, it would have been worth the 1%.  I know many realtors avoid these places like the plague, but I believe in this internet available world, we need to think about what we are charging the lister (seller).</description>
